What we do

Who we are

A threshold between the idea and the finished house

Limina takes its name from the Latin limen, the threshold you cross when you enter a home. We work exactly there, between what you imagine and what can be built.

We coordinate architecture, engineering, construction and interiors under a single contract, so you have one person to call and one figure to rely on. We study plots anywhere the project is viable: the Mediterranean coast, the Balearics, Madrid, northern Spain, Portugal or the south of France.

Do you work with international clients?

Yes. Most of our enquiries come from owners who live abroad. You receive a weekly report with photographs, site cameras with private access and scheduled video calls; many clients see the finished house three or four times during the whole process.

How is the price fixed before the works start?

With the complete execution project and full bills of quantities we sign a contract with a fixed price and a schedule of milestones. Any change you request afterwards is quoted in writing before it is carried out.

Can you help me find and assess a plot?

Yes. Before you buy, we check the planning rules, buildable area, setbacks, slope, orientation, services and any legal constraints (coastal law, easements), and we prepare a first layout and a cost estimate per square metre.

Concepts

Five ways of inhabiting a place

Villa proposals developed for different climates and plots. They are there to talk about what you want, not to choose from a catalogue.

All concepts (Spanish)

We understand luxury as attention: a layout that follows your day, the light that transforms a room, and the peace of mind of knowing that every decision has a purpose.

Areas where we study most projects

Not a closed list: if your plot is somewhere else, tell us.

Costa Blanca

Jávea, Moraira, Benissa, Altea and Dénia. South-facing plots with sea views; planning rules differ a lot between neighbouring municipalities.

Costa del Sol

Marbella, Benahavís, Estepona and Sotogrande. Established estates with their own community rules on top of the municipal licence.

Balearic Islands

Mallorca, Ibiza and Menorca. Scarce land, long licence times and island logistics to plan from day one.

Madrid

La Moraleja, Pozuelo, Boadilla and the sierra. Main residences, with more weight on energy efficiency and home automation.

Northern Spain

Basque Country, Cantabria, Asturias and Galicia. Humid climate, slopes and rural land: envelope and foundations lead the design.

Portugal and the south of France

Algarve, Lisbon, Côte d'Azur and Occitania. Studied case by case with local technical teams for licences and site supervision.

FAQ

Questions before you start

How much does it cost to build a luxury villa in Spain?

As a 2026 guide, between €3,000 and €5,500 per built square metre for the construction itself, excluding the plot, professional fees (8-12 %), licence (2.5-5.5 %) and taxes (10 % VAT on new housing). A 500 m² villa is between €1.5 and €2.75 million of construction. The real figure depends on the ground, the level of finishes and special installations such as an infinity pool, basement or spa.

How long does it take?

Between 24 and 36 months from the first meeting to the keys: 4-6 months of design, 4-12 months of licence depending on the municipality, and 14-20 months on site. A complete renovation of an existing villa usually takes 12 to 18 months.

What guarantees does the house have?

Those set by the Spanish Building Act (LOE): 1 year for finishes, 3 years for habitability and installations, and 10 years for the structure, covered by ten-year insurance taken out before the works start. The contract also includes a fixed price and a schedule with penalties for delay.

Can I build if I am not resident in Spain?

Yes. You need a Spanish tax number (NIE), a Spanish bank account for payments and, if you cannot travel, a power of attorney for the licence and utility procedures. We coordinate all of it with your lawyer and keep you informed weekly.
